Buying a home can bring a mixture of emotions from being excited to becoming overwhelmed.  It can also create a series of questions…”how do I know how much to offer”, “how do I qualify for a loan”, “what is a due diligence fee and an earnest money deposit”, “what happens after I submit an offer”.  There is no need to worry about the process or getting answers to these and many more questions…that is why I am here to help. 

I will personally walk with you through the entire process whether this is your first home purchase, you are relocating to NC or you are a veteran buyer.  There is never a fee for using my services when purchasing a home – only the benefit of knowing I am your advocate and am by your side all the way through closing and am a resource in the years to follow.

Although we will discuss the process in greater detail when we meet, this is just a quick overview of the steps we will take in helping you achieve your goal of home ownership.

 

Pre House Exploration Meeting

We’ll find a mutually agreeable place to meet to get to know each other a little better and discuss the market and see how it impacts your particular housing focus. We will also make sure there is clarity on both sides for your goal of purchasing before we begin the process of looking for homes. Having a clear plan makes the home purchase process much smoother.

PreQualification/PreApproval

If you have not already spoken with a lender, or if you want to compare lenders, I will help you get set up with a lender who will guide and direct you thorough the steps of qualifying for and obtaining a loan.

Exploring the Market

I will provide you with a website that will share homes that most closely meet your criteria as they become available on the market. You will be able to make notes and categorize your options for quick and easy reference.

Let’s Find a House

We will schedule regular appointments that work best for your schedule to look at houses and communities. Sometimes it takes several appointments exploring homes to narrow in more closely what you are looking for. No worries, I work on your timeline whether it is an immediate need or one that can take several months. My objective is to always support you in achieving your goal.

The Offer & Contract

I will make sure you understand all the elements of the offer and what you are and are not committing to before you submit the offer.

You’re Under Contact!

There are opportunities for inspections and more investigations on the home once you are under contract. I maintain a list of vendors I have had success with and have received positive feedback from prior clients I will share with you if you do not already have resources for home inspectors, pest inspectors, surveyors, septic inspectors, home insurance providers, etc. The only value I receive if my clients use these vendors is knowing I have helped in the process.

Closing the Deal

In NC, attorney’s conduct closings for real estate transactions. I work closely with some great closing attorneys and will make sure you are well taken care of if you do not already have a real estate attorney you are comfortable using. I will also attend your closing meeting to make sure everything is in order and to celebrate this new chapter in your life.

Now that You are a Homeowner

I am always available to help even after you have closed on your home. Whether you have questions about your home warranty, need to know who to call for recent storm damage, you need another copy of a document from the transaction or you are thinking about selling and want to know your home’s current value – I am only a text message, email or phone call away. I find it a great honor when my clients reach out to me and am always glad to help.
